From project management to affordable housing expertise, we look for opportunities to offer our understanding and commitment to landowners. From 2006 until 2015 we worked closely with Mansell Homes in Southampton, who are part of the multi-billion pound group that is Balfour Beatty. We worked alongside their design and construction team to provide expertise in land buying and property development.
They focused on the procurement of affordable housing and we were able to identify opportunities for them to expand their business through the development of sites that offered both open market and affordable housing. We negotiated terms on a number of sites for Mansell that were brought forward for development during our partnership. This experience in large-scale developments provides an added benefit to landowners deciding which developer to choose as a partner.
Since working for a housing association and various national house builders during the 1990s, we have used our knowledge and experience to provide specialist advice on affordable housing obligations for many clients.
These clients have ranged from private land owners to regional developers to national house builders. In the past, much of this advice has focused upon satisfying affordable housing policies in relation to retirement housing. Recently it has often been more about understanding viability than meeting housing policies.
We have negotiated settlements for clients that enabled their schemes to proceed with a healthy profit, whilst securing valuable housing resources for the local community. Most of this work is undertaken prior to or during the planning application process, but we have also acted as expert witnesses for clients as part of their planning appeal team.
The challenging economic climate has focused developer's attentions on minimizing affordable housing provision. We have presented numerous financial studies to assist in these negotiations. All of these skills can be added to the development process when collaborating with landowners.
